► Can you explain what MLS means?

MLS stands for Multiple Listing Service: is a database that contains a list of properties on the real estate market. Realtors can access the listings on the web and find descriptions of properties for sale in a particular area to help them (and you) bring buyers and sellers together.

► Who can use the MLS?

Only a licensed real estate broker who pays the MLS dues and fees is able to list a property. An individual can't simply post an "ad" in MLS, like placing an ad in a newspaper. The real estate broker is also responsible for the accuracy of the listing, and keeping it current. For example, the broker can lose his MLS membership or pay heavy fines if a property is under contract or sold, but still listed as "Active" in MLS. When you list with us, a licensed broker who belongs to the MLS where your property is located will be assigned to your listing.

► Can my property be found on the Internet?

Yes. Your property will be listed on independent web sites including the largest www.REALTOR.com. Numerous independent web sites will pick up your listing from the MLS.

►Can I advertise as FSBO?

Yes! Unlike traditional real estate, you reserve the right to show and sell your property yourself (For Sale By Owner)- if you sell your home yourself, you keep the "selling broker's commission"! You still maintain the right to sell your own property. Even if Mastercraft Properties finds a buyer for you, NO commission is paid.

► Is the "Buyer's Agent" commission set?

A commission must be offered to a buyer’s agent; but, you choose the amount offered as a commission. Any Real Estate Agent who brings a buyer and successfully closes on the sale of your property will be due the "buyer’s agent" commission. The buyer's agent commission will be displayed on the Realtor's MLS, but the public can not view that information - only the Realtor.

► Can I modify my MLS listing?

Yes. Once we send your property information to the MLS system, you will receive a copy of your listing. If changes are necessary, please contact us as soon as possible so we can make them.

► When will my listing reach the MLS?

When we receive your listing information, it is typically entered the same day. Once the information has been entered, it is immediately accessible to all Realtors searching the MLS system.

► How long will my listing stay on the MLS?

You can list your property for 6 months at a time, or until your property is sold. You can cancel the listing at any time without charge. Contact us to get started.
